No. We do NOT identify mold species, count spore counts, or certify a home as mold-free. We identify MOISTURE CONDITIONS that are conducive to mold growth — sustained elevated moisture, thermal cool spots indicating wetness, and dew-point conditions where condensation forms. Lab-grade mold confirmation requires a certified mold inspector with air-sample testing. We refer when our findings warrant it.

Some wet zones never develop visible mold (because of airflow, antimicrobial treatments, or short duration); others develop mold quickly. The presence of visual mold staining + elevated moisture + musty odor is strong evidence; absence of any one doesn't rule out mold. Lab testing settles ambiguity.

Very accurate for ACTIVE moisture (currently wet conditions). Accuracy drops for past moisture that has dried — those zones may have residual mold without current thermal signature. We always supplement thermal with moisture meter readings (pinless to 3/4 inch, pin-type to 5/16 inch) and ambient humidity logging for the most complete picture.
