What is the difference between PVC and fabric stretch ceilings?+
PVC film is the workhorse — calendared polyvinyl chloride 0.17–0.35 mm thick, installed hot (room heated to 50–70 °C with a propane gun, then membrane stretched and hooked into an aluminum harpoon track). PVC is 100% waterproof, available in matte / satin / gloss / metallic / translucent finishes, 250+ stock colors, and runs $7–$15/sqft installed (economy to mid). Fabric (polyester knit coated with polyurethane / vinyl — Clipso, Barrisol fabric, Newmat acoustic, Descor) is cold-stretched onto a wedge / clip track, matte-finish only, breathable (will not contain a leak), more tear-resistant, and runs $14–$30/sqft installed. PVC dominates residential because of price, color range, and gloss reflectance. Fabric dominates premium / commercial / acoustic / very-large-span work because of seamless 5.1 m widths and microperforated NRC 0.55–0.85 acoustic options.

Glossy, matte, or satin — which finish should I choose?+
Glossy PVC is the cultural default in CIS aesthetics and is widely chosen by Russian-Canadian buyers — its 2.5x reflectance multiplier visually doubles the perceived ceiling height in a 9 ft room, mirror-like at oblique angles. Best for living rooms, kitchens, and powder rooms with limited natural light. Matte PVC reads as freshly painted drywall — quiet, neutral, ideal for bedrooms and offices where you do not want a reflective ceiling. Satin sits between — subtle pearlescent shimmer without the mirror effect, the safe compromise. Fabric stretch ceiling is always matte — texture matters in fabric. Glossy shows surface dust more readily; matte hides everything. We recommend glossy for high-impact spaces, matte for sleep zones, satin for everywhere else.
What happens when there is a water leak from the unit upstairs?+
PVC stretch ceiling holds up to ~100 L per square metre of water temporarily — the membrane sags into a balloon shape and your drywall, hardwood, and furniture below stay dry. RenoHouse partner installers run a leak-drainage service: technician arrives, detaches one corner of the membrane, drains the trapped water into a bucket through a soft hose, locates the upstairs source for the building plumber, then heat-restretches the membrane back to original tension. Are stretch ceilings safe for Toronto condos and apartments?+

How is a stretch ceiling removed or replaced?+
Removal is fast and clean. The aluminum perimeter profile stays mounted — the technician detaches one corner, releases the harpoon edge from the track around the entire perimeter (15–25 minutes), and lifts the old membrane out as one piece. The original profile is reused; only the membrane is replaced. Total replacement install is the same time as a new install (2.5–3.5 hours for a 200 sqft room), priced as a fresh install. Maintenance: glossy and matte PVC are wiped down with a soft microfiber and water (or 50/50 water-isopropanol for stubborn marks); fabric is vacuumed with a soft brush attachment. Lifespan in Canadian conditions: PVC 15–25 years before UV-yellowing in south-facing exposures; fabric 20–30 years.

Can lighting be integrated — pot lights, cove LED, smart home?+
Yes — and lighting integration is the single most-asked design question. Pot lights / recessed cans pass through with finishing rings (each pass-through $40–$80 in install labor; rings are color-matched to the membrane). Perimeter cove LED is the elegant standard — single-color warm white 2700K $35–$55/linear foot, RGBW $55–$90/linear foot. Smart home: Lutron Caseta (white-only dimming, condo-grade reliable), Lutron Lumaris (native RGB+TW LED tape engineered for cove integration, premium), Philips Hue Lightstrip Plus and Gradient (residential favorite), KNX (European premium standard, rare in Toronto), Zigbee 3.0 controllers (GLEDOPTO Pro etc., bridge generic strips into Hue / SmartThings / Alexa).
