No. We do NOT identify mold species, count spore counts, or certify a home as mold-free. We identify MOISTURE CONDITIONS that are conducive to mold growth — sustained elevated moisture, thermal cool spots indicating wetness, and dew-point conditions where condensation forms. Lab-grade mold confirmation requires a certified mold inspector with air-sample testing. We refer when our findings warrant it.

Not necessarily. Moisture is a NECESSARY but not SUFFICIENT condition for mold growth. Some wet zones never develop visible mold (because of airflow, antimicrobial treatments, or short duration); others develop mold quickly. The presence of visual mold staining + elevated moisture + musty odor is strong evidence; absence of any one doesn't rule out mold. Lab testing settles ambiguity.

Yes — moisture-condition documentation is useful supporting evidence for water-damage claims (especially after flood / sewer-backup events) and helps the adjuster understand the damage extent. We document the location, advise on immediate moisture-reduction actions (dehumidifier, bath fan, leak fix), recommend lab-grade mold testing for confirmation, and quote pre-emptive remediation work where appropriate (ventilation upgrade, waterproofing, insulation replacement, fan upgrade). Very accurate for ACTIVE moisture (currently wet conditions). Accuracy drops for past moisture that has dried — those zones may have residual mold without current thermal signature. We always supplement thermal with moisture meter readings (pinless to 3/4 inch, pin-type to 5/16 inch) and ambient humidity logging for the most complete picture.
