An HVAC thermal audit is a non-destructive scan of your home's heating, cooling, and duct system to identify duct disconnects, missing duct insulation, register imbalance, condensation issues, and air-sealing failures. <strong>Common Toronto HVAC issues we find.</strong> Disconnected supply ducts in attics or basements (a duct that has popped off its connection point loses 100% of its airflow into unconditioned space — silent and very expensive). Missing or damaged duct insulation on supply trunks running through unconditioned attic / garage / cantilever spaces (huge thermal loss). Register imbalance — some rooms over-pressurized, others starved. Return-air shortage causing recirculation and pressure imbalance. Condensation on ductwork in summer (moisture and mold risk). Uninsulated AC line-set passing through walls. Inadequate ventilation in basements or in-law suites. <strong>What thermal reveals.</strong> Active supply ducts show as warmer (winter) or cooler (summer) than ambient when the system runs — visible thermal signature of the duct path. Disconnected ducts produce no thermal signature where there should be one (and a hot/cold spot at the disconnection point). Missing duct insulation shows the duct surface temperature dramatically different from surrounding air. Return-air paths show as cool zones drawing room air. The diagnostic is fast and visual. <strong>Toronto context.</strong> Older Toronto homes (pre-2000) often have undersized return-air ducts (single 6" return for an entire basement) which causes recirculation, pressure imbalance, and high bills. Cantilever bays (1970s–1990s suburban GTA) often have uninsulated supply runs through cold cantilever spaces — visible on thermal as ice-cold ducts. New-build Toronto homes (2010+) generally have better duct sizing but occasionally have construction-defect duct disconnects that thermal scan reveals. <strong>Pricing.</strong> Standalone HVAC thermal audit: $250–$395. Bundled with full thermal envelope audit: $495–$695. Pre/post duct sealing or HVAC retrofit verification scan: $150–$250. Thermal scan with HVAC contractor referral package: $295–$450.
