HVAC Thermal Audit in Toronto GTA

RenoHouse provides FLIR HVAC thermal audit services for Toronto and GTA homeowners experiencing uneven heating or cooling, high energy bills, dusty rooms, or comfort complaints. An HVAC thermal audit is a non-destructive scan of your home's heating, cooling, and duct system to identify duct disconnects, missing duct insulation, register imbalance, condensation issues, and air-sealing failures.

Common Toronto HVAC issues we find

Disconnected supply ducts in attics or basements (a duct that has popped off its connection point loses 100% of its airflow into unconditioned space — silent and very expensive). Missing or damaged duct insulation on supply trunks running through unconditioned attic / garage / cantilever spaces (huge thermal loss). Register imbalance — some rooms over-pressurized, others starved. Return-air shortage causing recirculation and pressure imbalance. Condensation on ductwork in summer (moisture and mold risk). Uninsulated AC line-set passing through walls. Inadequate ventilation in basements or in-law suites.

What thermal reveals

Active supply ducts show as warmer (winter) or cooler (summer) than ambient when the system runs — visible thermal signature of the duct path. Disconnected ducts produce no thermal signature where there should be one (and a hot/cold spot at the disconnection point). Missing duct insulation shows the duct surface temperature dramatically different from surrounding air. Return-air paths show as cool zones drawing room air. The diagnostic is fast and visual.

Toronto context

Older Toronto homes (pre-2000) often have undersized return-air ducts (single 6" return for an entire basement) which causes recirculation, pressure imbalance, and high bills. Cantilever bays (1970s–1990s suburban GTA) often have uninsulated supply runs through cold cantilever spaces — visible on thermal as ice-cold ducts. New-build Toronto homes (2010+) generally have better duct sizing but occasionally have construction-defect duct disconnects that thermal scan reveals.

Pricing

Standalone HVAC thermal audit: $250–$395. Bundled with full thermal envelope audit: $495–$695. Pre/post duct sealing or HVAC retrofit verification scan: $150–$250. Thermal scan with HVAC contractor referral package: $295–$450. Ontario Home Renovation Savings (HRS) heat-pump retrofits with verification scan: bundled into the retrofit project.

Lead-to-conversion

30–50% of HVAC thermal audits convert to HVAC remediation — duct sealing ($800–$2,500), duct insulation ($600–$1,800), return-air upgrade ($1,500–$3,500), supply-duct rebuild in problem areas ($1,200–$4,500), or full HVAC retrofit in extreme cases ($8,000–$25,000). RenoHouse partners with TSSA-licensed HVAC contractors for major HVAC work; we do duct sealing and insulation in-house.

Heat pump rebate integration

Ontario HRS rebates on heat pump installs (up to $7,500) require pre and post EnerGuide assessments. Our HVAC thermal audit is NOT EnerGuide work but is a useful supplementary diagnostic before/after retrofit. We refer customers to NRCan-licensed Service Organizations for the EnerGuide assessment and provide the supplementary thermal documentation as an internal QA check.

Honest scope

HVAC thermal audit is a diagnostic; it does not replace TSSA inspection, manual J/D/S load calculations, blower-door pressure testing, or static-pressure measurement. We do not perform refrigerant work, gas-line testing, or chimney inspection — for those we refer to TSSA-licensed HVAC contractors.

Toronto/GTA neighborhood considerations

  • Forest Hill / Rosedale / Lawrence Park (heritage): Heritage 1.5-storey + balloon-frame + lath-plaster — typical thermal IR scan (Fluke Ti401 PRO or FLIR E96) reveals attic-bypass loss + rim-joist + plate-line air leakage at 50-65% of total heat loss. Blower-door (Retrotec DM32 + DucTester) test to BC Hydro PSP-CARE 2.5 ACH50 target. Audit $580-$880.
  • North York / Scarborough / Etobicoke (60s-70s): 1960s vermiculite-Zonolite attic (Reg 278/05 DSS scope) + R-12 batt — typical scope reveals R-8 effective with 30-40% bypass air leakage. Audit $480-$680.
  • Mississauga / Brampton / Vaughan (90s+): 1990s builder R-32 attic + R-20 wall — typical audit reveals duct-leakage 22-30% (Manual D undersized + Aeroseal candidate). $380-$580.
  • Caledon / King City / Aurora (rural well): Rural detached + cathedral ceiling + radiant — Fluke Ti401 PRO + Retrotec DM32 + Testo 425 hot-wire anemometer to evaluate radiant-heat-loss vs forced-air. $680-$980.
  • Downtown condos: In-suite fan-coil + slab-bound exterior wall — thermal IR scan + condensation-risk audit + acoustic-rating verification. $480-$680.

Permit + license: HRS Energy Advisor (NRCan-registered Service Organization) for Greener Homes Grant pre/post EnerGuide. CSA F280 heat-loss/heat-gain calc. CGSB-149.10 blower-door test. Save On Energy retrofit rebate up to $5K. Toronto Better Buildings Partnership audit ~$200-$600 incentive.

Frequently Asked Questions About HVAC Thermal Audit

Standalone HVAC thermal audit: $250–$395. Bundled with full thermal envelope audit: $495–$695. Pre/post duct sealing or HVAC retrofit verification scan: $150–$250. Thermal scan with HVAC contractor referral package: $295–$450. Toronto market: $200–$350 (most local providers don't offer this as a productized service).

Disconnected supply ducts in attics or basements, missing or damaged duct insulation, register imbalance (over/under-pressurized rooms), return-air shortage, condensation on ductwork, uninsulated AC line-sets, and inadequate ventilation in basements or in-law suites. Visible signatures of all of these on a thermal camera once the system is running.

When the system is running heavy load — winter (heating mode, December–March) or summer (cooling mode, July–August). The temperature differential between conditioned air and ambient is what makes duct paths visible. Spring and fall (mild outdoor temperatures) are less effective.

Yes — RenoHouse handles duct sealing, duct insulation, register adjustment, and minor return-air upgrades in-house. For major HVAC work (compressor replacement, heat pump install, refrigerant work, gas-line modification) we partner with TSSA-licensed HVAC contractors. The thermal scan informs the scope and quote regardless of who does the work.

No — HRS rebates on heat pump installs require pre and post EnerGuide assessments by NRCan-Registered Energy Advisors at licensed Service Organizations. Our HVAC thermal audit is supplementary diagnostic, not EnerGuide work. We refer customers to NRCan partners for the EnerGuide assessment; we (or partners) do the heat pump retrofit.

60–90 minutes on-site. We typically run the system in heating or cooling mode for 20–30 minutes before scanning to ensure ducts have reached steady-state thermal conditions. PDF report delivered within 24–48 hours.

Yes — disconnected attic ducts are one of the easiest finds. The disconnected duct produces no thermal signature where there should be one, and the air leaking from the disconnect point creates a visible thermal plume on the attic floor or roof underside. Repair is straightforward — re-connect, re-seal with mastic, re-insulate. Cost: $300–$1,200 per disconnect.

Common 1970s–1990s GTA suburban issue. Supply ducts running through uninsulated cantilever spaces (over a garage, under a bay window) lose huge amounts of heat. Thermal scan from below shows the duct as ice-cold in winter. Repair: insulate the duct (R-8 or R-12 duct wrap), re-insulate the cantilever cavity, air-seal penetrations. Cost: $600–$2,500.

RenoHouse's thermal inspection caught a leaking shower pan before our bathroom demo. Saved us probably $5,000 in surprise demolition. Worth every penny of the $395.
