RenoHouse provides FLIR mold-prone area detection services for Toronto and GTA homeowners with musty smells, post-flood concerns, asthmatic residents, or pre-purchase questions. A mold-prone area scan uses thermal imaging plus moisture meter readings plus relative-humidity / dew-point measurement to identify moisture conditions associated with mold growth — typically in basements, bathrooms, exterior corners, kitchen plumbing walls, areas under windows, and post-flood remediation zones. <strong>Important honest framing.</strong> This is NOT a mold test. We do NOT identify mold species, count spore counts, or certify a home as mold-free. We identify MOISTURE CONDITIONS that are conducive to mold growth — sustained elevated moisture (above 17% in wood, above 60% relative humidity), thermal cool spots indicating evaporative cooling from wet surfaces, and dew-point conditions (when surface temperature drops below the air's dew point, condensation forms and feeds mold). Lab-grade mold confirmation requires a certified mold inspector with air-sample testing — we always recommend follow-up mold testing when our findings warrant it. <strong>Toronto context.</strong> Toronto's humid summers (60–80% relative humidity in July–August) plus older basements with foundation moisture issues create classic mold-conducive conditions. Common findings: cool damp zones at exterior basement corners (foundation moisture migration), elevated moisture in drywall behind toilets or under bathroom vanities (small chronic leaks), condensation lines on poorly insulated cantilever floor systems, moisture conditions behind exterior wall outlets in 1970s–1990s homes (air-leak condensation), and post-flood residual moisture in finished basements after a sewer backup or sump pump failure. <strong>Pricing.</strong> Standalone mold-prone area scan: $295–$450. Add-on to general thermal inspection: $99–$195. Includes 60–90 minutes on-site, FLIR thermal scan, pinless moisture meter readings, pin-type moisture meter (for drywall depth), relative-humidity / dew-point logger spot readings, and a written report with photo documentation and recommended next steps. <strong>What we look at.</strong> Bathrooms (around toilets, under vanities, behind tub/shower assemblies, ceiling above tubs). Kitchens (under sinks, behind dishwashers, around fridge water-line connections). Basements (exterior corners, under sump pump drain lines, around floor drains, behind finished walls). Areas under windows (condensation rings on drywall). Exterior corners on top floors (cold-bridge condensation). Post-flood remediation zones (residual moisture after professional drying). Crawl spaces. Bath fan ductwork in attics (very common condensation-into-attic-insulation problem in winter). <strong>Highest-liability service in our menu.</strong> Mold-related findings carry significant E&O exposure — false negatives (we miss a mold-conducive zone, customer later finds mold) and false positives (we flag a zone, customer pays for unnecessary remediation) both create dispute risk. Our scope language is therefore the tightest of any of our services: "this scan identifies thermal anomalies and moisture conditions associated with mold growth; it does NOT identify mold, certify the absence of mold, or substitute for laboratory mold testing." We always recommend follow-up by a certified mold inspector when warranted. <strong>Conversion to remediation work.</strong> Direct conversion to mold remediation is moderate (we don't do mold remediation in-house — we refer to IICRC-certified providers) but conversion to PRE-EMPTIVE renovation work is high — ventilation upgrade ($800–$2,500), basement waterproofing ($3,000–$15,000), insulation replacement after moisture damage ($1,500–$5,000), bath-fan upgrade and proper duct termination ($300–$1,200), dehumidifier install ($500–$1,500).
