PVC film is 100% waterproof and holds up to ~100 L per square metre of water temporarily in an upstairs leak event — membrane sags into a balloon, drywall and hardwood below stay dry. The same membrane usually returns to spec without replacement once the upstairs source is fixed. Yes — pot lights and recessed cans pass through the membrane with pre-glued or heat-melted finishing rings, color-matched to the ceiling. Each pass-through is $40–$80 in install labor. The pot light fixture itself is mounted on a sub-ceiling platform installed in the plenum BEFORE the membrane goes up — the membrane is then cut around the platform and ringed. LED is preferred over older incandescent or halogen for two reasons: minimal heat output (no membrane discoloration) and slim profile (works in shallow plenum depths). Dimmable LEDs require driver compatibility — our ESA-licensed electrician partners verify before install. Recessed pot light + perimeter cove LED is the most-asked combination.

Yes when properly specified. Premium PVC films (Clipso PVC, Barrisol-PVC, Newmat, Pongs, MSD A+ grade) are tested A+ / M1 to French / EU indoor air quality standards — no DEHP / DINP plasticizer off-gassing. Fire performance: Class A flame spread rating ≤ 25 per ASTM E84 / CAN/ULC-S102, smoke developed ≤ 50 — well below the OBC 9.10 baseline FSR ≤ 150 for general residential. Class A film is required by code for exit corridors and shared common-area ceilings (rare in residential, common in restaurants and commercial fitouts). Cheap grey-market films may not be tested — we specify and document A+ / Class A on every project.

Stretch ceiling installs over almost any existing ceiling: popcorn, stucco, water-stained drywall, cracked plaster, knockdown texture, even dropped-ceiling tile (with caveats). Aluminum perimeter profile mounts to the existing wall just below the ceiling line, and the membrane stretches across — concealing what is above. No ceiling demo, no asbestos disturbance risk in pre-1990 stock (popcorn ceilings often contain chrysotile asbestos that requires Type 1/2/3 abatement before ANY drywall removal), no dust, no week-long timeline.
