Very accurate when the leak is active or the affected material is still wet. We typically locate the source within an 18-inch zone, often within 6 inches once moisture-meter readings narrow it down. Accuracy drops for very small leaks (pinholes), intermittent leaks, and leaks where the wet zone has dried before our visit.
Partial. Thermal can detect sewer leaks where wastewater is wetting drywall or subfloor and creating a thermal signature. Thermal cannot detect sewer-line cracks underground without surface symptoms โ that requires a sewer-line video camera (we partner with specialist providers for video inspection).
Slab leaks are detectable when the leaking water warms (or cools) the slab surface enough to create a thermal anomaly.
