Conducted a comprehensive pre-purchase inspection for a 60-year-old Richmond Hill home, identifying critical hidden issues before the client's closing date.

Challenge

The primary challenge was thoroughly assessing a 60-year-old, two-storey property within a tight timeframe, uncovering potential costly hidden defects. The age of the home hinted at legacy issues like outdated electrical systems and potentially hazardous materials requiring specialized detection.

Solution

We deployed an FLIR T-series thermal camera to scan for heat loss, moisture, and electrical anomalies. Suspicious materials, including suspected knob-and-tube wiring and potential asbestos-containing plaster, were safely identified and sampled, adhering to Ontario Regulation 278/07 for asbestos testing protocols.

Result

The inspection revealed extensive knob-and-tube wiring and confirmed asbestos in ceiling plaster, providing the client with crucial information. This enabled them to negotiate a significant price reduction of $35,000, avoiding unexpected post-purchase renovation costs and ensuring a safer future home environment.
