Solution
We deployed an FLIR T-series thermal camera to scan for heat loss, moisture, and electrical anomalies. Suspicious materials, including suspected knob-and-tube wiring and potential asbestos-containing plaster, were safely identified and sampled, adhering to Ontario Regulation 278/07 for asbestos testing protocols.
Result
The inspection revealed extensive knob-and-tube wiring and confirmed asbestos in ceiling plaster, providing the client with crucial information. This enabled them to negotiate a significant price reduction of $35,000, avoiding unexpected post-purchase renovation costs and ensuring a safer future home environment.
