Asbestos Abatement Coordination in Markham

A DSS is a pre-renovation building inspection that identifies designated substances (asbestos, lead, mercury, silica, and others) under Ontario Regulation 278/05 and the Occupational Health and Safety Act. It is required before any renovation, demolition, or repair work that may disturb materials in any building constructed before 1990. Bad idea. Reg 278/05 violations carry Ministry of Labour stop-work orders and fines up to $1.5M; personal liability follows worker exposure. Most home insurance excludes asbestos remediation from standard coverage; if a worker is exposed during your unpermitted reno, the homeowner is on the hook. RenoHouse does not undertake renovations in pre-1990 Markham homes without a clean DSS or completed abatement — this protects you, our trades, and our company.

Pre-1990 popcorn ceilings frequently contain chrysotile asbestos (5–15% in many products); post-1990 popcorn typically does not. Bulk testing is the only definitive answer — $50–$120 per sample. Even visually identical ceilings can test positive in one room and negative in another (different application batches). Always test before scraping a popcorn ceiling in a pre-1990 home.

Type 1 small-scope work — usually yes, with the work area sealed off. Type 2 — most homeowners vacate the affected floor or area; the rest of the house is fine if HVAC is properly isolated. Type 3 — most homeowners vacate the entire home until clearance, especially for vermiculite or multi-room work. Hotel/Airbnb costs of 1–3 weeks should be budgeted for major Type 3 projects. We sequence abatement at the start of the renovation so vacancy overlaps with demolition rather than adding extra time.

Zonolite was a vermiculite-based attic insulation imported from Libby, Montana (1940s–1990) and contaminated with tremolite-actinolite asbestos. A US class action settlement (Zonolite Attic Insulation Trust) provides up to $4,125 reimbursement for verified Zonolite removal in eligible US states. Canadian homeowners are excluded from the trust — there is no Canadian compensation program. Vermiculite removal in Markham is at full cost ($8,000–$20,000 typical attic). Some homeowners choose to leave undisturbed Zonolite in place (Health Canada considers this acceptable when the attic is not accessed) and only abate when accessing the attic for insulation, electrical, or HVAC work.
