Challenge
The primary challenge involved navigating Toronto's intricate Garden Suite by-laws, ensuring all setbacks and utility connections met city standards without lengthy delays. Site access was also restricted, requiring precise material delivery and equipment maneuvering to avoid disruption to the main property and neighbors.
Solution
We implemented a monolithic slab foundation system, engineered for specific soil conditions, utilizing high-strength 30 MPa concrete and #15M rebar on 600mm centers to meet OBC 2012 structural requirements. All plumbing rough-ins used Uponor PEX-A for water lines, known for its durability and leak resistance, integrated efficiently with the main house services.
Result
The project was delivered on schedule within the 6-week timeframe, allowing the client to move forward with finishing stages without costly delays. This robust foundation and utility installation immediately added significant property value, enhancing the overall functionality and future rental potential by an estimated 25%.
