Challenge
Obtaining city permits for a new egress window in a load-bearing wall required careful structural assessment and coordination with engineering drawings. Integrating a separate utility panel within existing main service constraints also presented a challenge. Managing multiple inspections concurrently to meet the 12-week timeline was crucial.
Solution
We implemented an enlarged egress window meeting OBC 9.9.10.1 standards, utilizing a custom-sized Casco vinyl window and lintel. A dedicated 100-amp sub-panel was installed, wired to the main service, alongside a Roxul Safe'n'Sound insulation system in the ceiling. All doors leading to common areas were upgraded to 45-minute fire-rated assemblies.
Result
The project delivered a fully legal, rent-ready basement suite, increasing the property's potential rental income by an estimated $1,800 per month.
