# Crawl Space Vapor Barrier Toronto: Americover vs Stego vs Viper CS
The vapor barrier is the heart of a crawl space encapsulation. Specify it wrong and the entire system fails inside five years. This post compares the three products we install most often in Toronto โ Americover XaviRox, Stego Wrap, and Viper CS โ across thickness, reinforcement, antimicrobial additives, seam-tape compatibility, and termination details for the stone and rubble foundations common in pre-1930 East York, Beaches, Junction, and Cabbagetown homes.

The Toronto Spec: 20-Mil Reinforced, Antimicrobial
Three non-negotiables before we even compare brands:
- 20-mil thickness on floors. 6-mil and 10-mil tear from a single puncture during plumbing service. 20-mil walks-on without damage.
- String-grid scrim reinforcement. Stops a tear at the next grid line instead of letting it propagate the full width of the sheet.
- Antimicrobial additive in the resin. Toronto summers push crawl humidity high enough that mold can grow on the membrane surface. Antimicrobial additives prevent that.
Anything below this spec is a price-shop, not an encapsulation. We do not install 6-mil construction poly on a crawl floor under any circumstance.
Americover XaviRox
Americover is a US manufacturer with strong Canadian distribution. The XaviRox line is their flagship reinforced crawl space liner.
- Thickness: 12-mil or 20-mil reinforced.
- Reinforcement: 9 x 9 string-grid scrim.
- Antimicrobial: yes (proprietary additive in resin).
- Puncture resistance: high.
- Tensile strength: very high.
- Seam tape: Americover proprietary butyl tape and seam tape.
- Cost: mid-range.
Strengths: very tear-resistant, strong scrim, excellent termination performance on irregular stone walls when used with their butyl tape.
Where we use it: most Tier 2 jobs in Toronto. Workhorse spec.

Stego is the premium liner. Originally a commercial under-slab vapor barrier, the CrawlSpace line is the residential adaptation.
- Thickness: 15-mil reinforced typical (20-mil available).
- Reinforcement: high-density polyolefin with proprietary structure.
- Antimicrobial: yes.
- Puncture resistance: very high.
- Tensile strength: very high.
- Seam tape: StegoTape proprietary system.
- Cost: premium (15% to 25% more than Americover).
Strengths: tightest material structure, best long-term performance in commercial-grade installations. The under-slab heritage shows up in vapor permeability โ Stego is among the lowest-perm liners on the market.
Where we use it: Tier 3 jobs, jobs where the homeowner specifically requests premium spec, or where the home has a documented history of chronic moisture.
Viper CS
Viper is an Insulation Solutions brand widely used in residential crawl encapsulation across North America.
- Thickness: 12-mil or 20-mil reinforced.
- Reinforcement: high-strength polyester scrim.
- Antimicrobial: yes.
- Puncture resistance: high.
- Tensile strength: high.
- Seam tape: Viper-branded butyl tape and seam tape (also compatible with most generic butyl).
- Cost: lower-mid range.
Strengths: most cost-effective of the three for the spec it delivers. Easy to source through major distributors.
Where we use it: Tier 1 vapor-barrier-only jobs and Tier 2 jobs where budget is the deciding factor.
Seam Tape: The Quiet Failure Point
A vapor barrier is only as good as its seams. The seam-tape systems matter:
- Butyl tape under the overlap, seam tape on top. The butyl is the actual moisture seal; the seam tape protects the joint mechanically.
- 12-inch overlap minimum. Six-inch overlaps fail.
- Brand-matched tape. Mixing manufacturers' tapes voids warranties on most products.
We do not use foil tape, Tuck Tape, or general-purpose construction tape on a crawl encapsulation seam.
Termination on Stone and Rubble Foundations
Pre-1930 Toronto homes in East York, Cabbagetown, the Beaches, and the Junction often have stone or rubble foundations. The wall-floor junction is irregular. Our termination detail:
- 1. Parge the lower 12 inches of the foundation wall with type N or O lime mortar to provide a smooth substrate.
- 2. Apply polyurethane sealant in a continuous bead at the parge line.
- 3. Mechanically fasten the wall liner with stainless or galvanized termination bar and concrete anchors at 6 to 8 inch spacing.
- 4. Cover the termination bar with a second bead of polyurethane sealant.
- 5. Lap the floor liner up the wall liner by 12 inches minimum, taped with butyl and seam tape.
This detail is more labour-intensive than a poured-concrete termination, which is part of why Toronto stone-foundation jobs run higher than suburban bungalow jobs.
Foundation Repair Before Termination
