Where asbestos hides in older Toronto homes

Vermiculite attic insulation (Zonolite-brand pre-1990 imports โ€” common in Etobicoke, East York, North York post-war housing). Reg 278/05 categories of asbestos work

Common renovation triggers

Insurance and liability

Renovating without a DSS in a pre-1990 home is illegal under Reg 278/05 and exposes the homeowner to Ministry of Labour stop-work orders, fines up to $1.5M, and personal liability if workers are exposed. Most home insurance policies exclude asbestos remediation costs from standard coverage; a few specialty endorsements exist (Aviva, Intact). Zonolite was a vermiculite-based attic insulation imported from Libby, Montana (1940sโ€“1990) and contaminated with tremolite-actinolite asbestos. A US class action settlement (Zonolite Attic Insulation Trust) provides up to $4,125 reimbursement for verified Zonolite removal in eligible US states. Canadian homeowners are excluded from the trust โ€” there is no Canadian compensation program. Vermiculite removal in Toronto is at full cost ($8,000โ€“$20,000 typical attic).
