Mid-efficiency furnaces that vented up the chimney got swapped for high-efficiency models that side-vent through the wall. Water heaters either followed suit or are next on the upgrade list. What's left is a heavy, leaky brick column doing nothing โ€” except dropping mortar into your gutters and quietly destroying your roof flashing.

Removal makes sense when the chimney serves no function and repair costs are climbing. This post walks through what Toronto homeowners are actually paying in 2026, the step-by-step process, and the decisions that change the price by thousands.

The Two Removal Levels

There are two distinct projects under "chimney removal," and the pricing reflects two very different scopes.

Level 1: Removal to Roof Line โ€” $3,500โ€“$7,500

The chimney is taken down to just below the roof deck. The opening is decked over with new sheathing, the existing roofing is patched (or, if the roof is mid-life, integrated into the existing shingle field), and new flashing is installed where the old chimney pierced the roof. Inside the attic and below, the brick chase remains โ€” typically tucked into the corner of an upstairs bedroom or closet โ€” and is simply capped at the attic floor.

What's included in this scope:
  • Permit (City of Toronto building permit when interior framing changes; often not required for above-roof-only removal)
  • Roof access and protection
  • Brick demolition and debris haul-away (1โ€“2 truckloads)
  • New roof sheathing + ice & water shield + matching shingles
  • Cap-off of remaining flue at attic floor
  • Interior closet/wall cosmetic touch-up if any disturbance
What's NOT included:
  • HVAC venting changes (the chimney must be out of service first โ€” see below)
  • Heritage Permit fees if applicable
  • Asbestos abatement if old smoke chambers/insulation are present (rare but possible in pre-1940 homes)

This is the most common removal scope in Toronto and is what most homeowners actually want.

Level 2: Full Removal to Crawlspace or Basement โ€” $5,000โ€“$15,000

The entire chimney comes out, top to bottom. That includes:

  • The above-roof brick (Level 1 scope)
  • The interior brick chase running through every floor
  • Any associated framing modifications
  • Drywall, paint, flooring, and trim restoration on every floor the chase passed through
  • Structural review if the chimney was load-bearing or if a beam pocket was tied into it

The price spread is huge ($5Kโ€“$15K) because the work scales with how many floors and how much finish work is involved. A 2-storey home with a corner chimney in unfinished spaces lands around $5,000โ€“$7,500. Step 1: Pre-Removal HVAC Verification

Before a brick comes down, we verify that nothing is venting into the chimney. The three things that historically used Toronto chimneys for venting:

  • Furnace โ€” usually already side-vented if you've done a high-efficiency upgrade
  • Water heater โ€” often the last hold-out; needs side-venting or relocation before removal
  • Gas fireplace โ€” needs to be capped at the appliance or converted to direct-vent

If the water heater still vents into the chimney, removal can't proceed until either (a) the water heater is replaced with a direct-vent or power-vent unit, or (b) the heater is relocated to where it can side-vent. This is a $1,500โ€“$3,500 sub-project that happens before chimney demo. We coordinate this with HVAC partners.

Step 2: Permit & Heritage Review

For above-roof-only removal in a non-heritage zone, City of Toronto often does not require a building permit (interpretation varies โ€” we always confirm). For full interior removal, a building permit is required because you're modifying interior partitions and possibly structure.

If you're in an HCD (Cabbagetown, Wychwood Park, Casa Loma, Old Town/St. Lawrence, South Rosedale, parts of Harbord Village), a Heritage Permit is required for removal even of a non-functional chimney visible from the street. Lead time: 4โ€“8 weeks. Some HCDs are reluctant to approve full removal โ€” partial removal followed by a stub or a "ghost" feature is sometimes the compromise. Step 3: Site Setup

  • Roof protection: tarps and plywood pads on the work-side slope
  • Ground protection: tarps over landscaping; debris chute to a roll-off dumpster
  • Neighbour notification โ€” required courtesy on row houses where shared gable walls are involved
  • Hydro coordination if service drop is close to the work area

Step 4: Demo

Brick comes down by hand, course by course, top down. Never knocked down as a unit โ€” that's how you destroy roofs and break collarbones. Bricks are passed down by hand or dropped through a debris chute into a dumpster.

Step 5: Roof Patch

For older roofs (15+ years), we often recommend bundling chimney removal with full reroof โ€” the patch budget gets absorbed into the reroof and the seam disappears entirely.

Step 6: Interior Chase Cap (Level 1) or Full Removal (Level 2)

  • Level 1: chase capped at attic floor; the chase below is usually left in place, sealed, and forgotten
  • Level 2: chase removed top-to-bottom, framing patched, drywall/plaster patched, finishes restored

Step 7: Cleanup & Final Walkthrough

Timing & Disruption
