The Two Removal Levels
There are two distinct projects under "chimney removal," and the pricing reflects two very different scopes.
Level 1: Removal to Roof Line โ $3,500โ$7,500
The chimney is taken down to just below the roof deck. The opening is decked over with new sheathing, the existing roofing is patched (or, if the roof is mid-life, integrated into the existing shingle field), and new flashing is installed where the old chimney pierced the roof. Inside the attic and below, the brick chase remains โ typically tucked into the corner of an upstairs bedroom or closet โ and is simply capped at the attic floor.

- Any associated framing modifications
- Drywall, paint, flooring, and trim restoration on every floor the chase passed through

Before a brick comes down, we verify that nothing is venting into the chimney. The three things that historically used Toronto chimneys for venting:
- Furnace โ usually already side-vented if you've done a high-efficiency upgrade
- Water heater โ often the last hold-out; needs side-venting or relocation before removal
- Gas fireplace โ needs to be capped at the appliance or converted to direct-vent
If the water heater still vents into the chimney, removal can't proceed until either (a) the water heater is replaced with a direct-vent or power-vent unit, or (b) the heater is relocated to where it can side-vent. Step 2: Permit & Heritage Review
For above-roof-only removal in a non-heritage zone, City of Toronto often does not require a building permit (interpretation varies โ we always confirm). For full interior removal, a building permit is required because you're modifying interior partitions and possibly structure.
If you're in an HCD (Cabbagetown, Wychwood Park, Casa Loma, Old Town/St. Lawrence, South Rosedale, parts of Harbord Village), a Heritage Permit is required for removal even of a non-functional chimney visible from the street. Step 3: Site Setup
- Roof protection: tarps and plywood pads on the work-side slope
- Ground protection: tarps over landscaping; debris chute to a roll-off dumpster
